The most detailed type of report available and is particulate suitable for individual properties including large, extended or older buildings.
This report will include full details of all visible elements of the building, information regarding the method of construction and items of disrepair and defect with advice about key future repairs. The report is tailored to the needs of the client and ask, on request, may include a market valuation and a reinstatement cost for insurance purposes. A discussion with the surveyor at the time of instructing is recommended.
This report costs more than the other RICS reports because it gives detailed information about the structure and fabric of the property. It includes a thorough inspection and detailed report on a wider range of issues, a description of visible defects and potential problems caused by hidden flaws, an outline of repair options and the likely consequences of inactivity and advice for your legal advisers and details of serious risks and dangerous conditions.
