Home Condition Reports or Pre-sales surveys are carried out before marketing of the property so that the report can made available to purchasers. These reports are optional for inclusion in HIPs. By obtaining a HIP with an HCR or pre-sale survey, people selling their homes will have early warning of anything significantly wrong with the property which will enable them to obtain quotations for repairs in advance to help speed up negotiations or to effect repairs. They may also speed up the sale by saving the time of waiting for the purchasers to commission their own survey after they have made on offer.
An Energy Performance Certificate (EPC) will be included. An EPC is a legal requirement for inclusion every Home Information Pack. Each EPC includes an energy rating assessment chart and the report advises on upgrading to achieve greater fuel efficiency. The report is made available to your HIP provider and easily accessed by your estate agent to be included in the sale particulars.
Home Information Packs
We are able to supply fully compliant HIPs in accordance with the HIP Code. The legal contents are independently checked and warranted. Deferred payment terms are available. A compliant HIP must be ordered before the commencement of marketing of your home: this may be done by either you or your agent. Contact us on the number below to obtain your own HIP, so that you can choose which estate agent you like or change agents later if you wish. Some agents will allow you to defer payment for the HIP or include the cost within their commission but either could tie you to that agent.
