Residential Energy Certificates
It has been a requirement for some time that all residential property required an Energy Performance Certificate on sale, but as from 1st October 2008 this applies to all residential property that is let. For more details on what is required click here.
Commercial Energy
On 1 October 2008, it will be a legal requirement to provide a Commercial Energy Performance Certificate (EPC) with the sales particulars for any commercial property that is being marketed for sale or to let in England and Wales.
An extension has been provided on sales and rents until the 4th January 2009. Please see the Communities and Local Government website for more information.
The Commercial EPC looks similar to the "fridge" style EPC that is used in house sales and will rate the energy efficiency of the building by applying zoning methods to calculate the energy efficiency of the building and estimating how much carbon dioxide escapes into the atmosphere. It will give each property (or part of a property) a rating from A-G. For more information on this then please click here.
