A mortgage valuation for is not a survey - buyers should be warned says RSPA.

Mortgage Finance Gazette (MFG) has reported that the Council of the Residential Property Surveyors Association (RSPA) has written to Hector Sants, chief executive of the Financial Services Authority, calling for an investigation into the advice mortgage lenders give their borrowers regarding valuations and surveys.

Party Wall Act

The Party Wall etc. Act 1996 codifies the rights and responsibilities of owners and occupiers each side of the dividing wall (or floor).

Development rights not requiring Planning Consent do not avoid the provisions of the Party Wall Act and likewise obtaining Planning Consent or Building Regulation Approval does not negate the requirements of the Act. 

Frequently acting between the parties, our specialist surveyors advise the neighbours so the party carrying out works proceeds to do so reasonably and with due care and the interests of the affected neighbour are safeguarded.  It is essential that the surveyor is retained before works commence or as soon as possible once works have started.
