Traditional Surveys and Valuations for purchasers and mortgage lenders will continue to be available: business as usual.

The Government decided in June 2006 that for the time being a presale survey (Home Condition Report) would not be a mandatory item to be included in the Home Information Packs. However, Energy Ratings (Energy Performance Certificates) are now needed for homes with 3 bedrooms or more. We will source independent Energy Performance Certificates and, if required, presales surveys to include with HIPs.

We shall also offer a presale service to warn of defects which could detract from the property so that consideration may given to having repairs carried out before marketing.

Our 'specific defect' service will be available to purchasers to give further advice where just a few elements of the property have been given a poor condition rating in any presale survey or HCR provided with the HIP.
