A mortgage valuation for is not a survey - buyers should be warned says RSPA.

Mortgage Finance Gazette (MFG) has reported that the Council of the Residential Property Surveyors Association (RSPA) has written to Hector Sants, chief executive of the Financial Services Authority, calling for an investigation into the advice mortgage lenders give their borrowers regarding valuations and surveys.

Leasehold Reform Act & Lease Extensions

The Leasehold Reform Act 1967 and the Leasehold Reform, Housing & Urban Development Act 1993 provide the framework for claims for the freeholds of both houses and blocks of flats, as well as statutory 90-year lease extensions for tenants in flats held under long leases.

Our specialist surveyors in this field advise in respect of the value of the interest involved and the amounts to be paid in negotiation.  They will act on behalf of clients to negotiate terms and if necessary represent parties at the Leasehold Valuation Tribunal and Lands Tribunal.
 
Similarly, specialist valuation advice and negotiation skills are offered in respect of the ‘Right to Buy’ provisions of the Landlord and Tenant Act 1987 (as amended by the Housing Act 1996) where qualifying long leaseholders in a building enjoy rights of first refusal if the freeholder or superior lessee decides to dispose of his/her interest.
